How I Bought That: A $945,000 house in Los Angeles

What do you and your partner do for work?

I work in digital media as a senior editor and my husband is in the entertainment industry. He's a writer and also freelances for big production companies, helping them come up with pitches and sizzles that help them sell shows and movies.

Annual household income

It varies depending on my husband's workload, but usually $120,000 and up.

When and where did you buy your house?

We bought our house in L.A. (Silver Lake to be exact) in 2017.

What was your living situation before you bought your house?

We were renting a 2-bedroom/1-bathroom apartment in West Hollywood/Fairfax for $2,150/month.

What was the purchase price of your house?

$945,000

How much did you put down as a down payment?

$189,000 total downpayment; we paid for half and my in-laws paid for the other half.

What is your monthly mortgage payment?

$3,500 total; we split it with my in-laws, but each of us (or "couple") adds $2,500/month to our joint account to cover our monthly mortgage. We like adding an extra $1,500 ($750 each) to cover our end-of-year taxes and to have a safety net in case something unexpected happens and we need a repair of some sort (which happens all the time).

Did you have any family support to buy your house? 

Yes! We wouldn't have been able to buy our place without the support of our family. Buying a place was always on our radar but seemed like an unattainable goal given how expensive everything is. Luckily, my in-laws are very savvy when it comes to real estate, have a few other investment properties, understand the market, and agreed to help us. We worked with a lawyer to come up with a co-ownership agreement so everyone is 100% clear as to who is responsible for what. For example, anything that we do to the house that increases the value, our in-laws will pay half of, but things that we want to do just because, or regular maintenance stuff/bills, etc., my husband and I are responsible for. We don't owe each other any money, we're all in it together, and can also buy each other out or sell if we ever want to. We realize this isn't a common scenario at all and we're very grateful for the support we've gotten.

How long were you saving up for a down payment?

Well, my parents opened up a savings account for me when I was 6 and I also had some stocks/dividends set up for me at a young age. I didn't really have access to a lot of these accounts until I was 25 or so, but was able to accumulate a lot of money from them. For any birthday or milestone (Bat Mitzvah, high school graduation, college graduation, etc.), I made it a point to put everything into my personal savings account. I also started working when I was 14, and since my parents supported me through college, I was able to save the majority of this money.

What types of weekly expenses did you cut to save money?

We moved to L.A. about seven years ago, around the time that I started to support myself. My husband and I invested in a Nespresso so we wouldn't go out for coffee, planned our meals for the week so we wouldn't go out to eat, and tried our best to stay in when we could. I'd say together we'd save about $150/week for not going out to eat/ordering food/getting coffee every day. I still have coffee at home in the morning or at the office, bring my lunch to work every day, and at least during the week, eat at home the majority of the time. Admittedly, we're not as strict on the weekends anymore.

What types of monthly expenses did you cut to save money?

We didn't cut that many monthly subscriptions/memberships, to be honest. My husband can write off a lot of the monthly subscriptions and bills for work since he's in the entertainment industry. I did cancel my gym membership and decided to workout from home/hike, which saved us $50/month. We also tried to shop secondhand as much as we could to save.
 
What types of big lifestyle changes, if any, did you make to save money?

We honestly didn't make any big lifestyle changes except for what was talked about above.

How did you decide what changes to make in order to save money?

I think it was easy for us to decide to just stop going out as much as we were. When we would look at our monthly bills it was crazy to see how much the "small" things added up. Sort of sickening, to be honest. Going for a coffee or grabbing dinner and drinks was just so expensive. We knew we could save a lot (and be healthier) if we just planned our meals, went grocery shopping on Sunday, and stayed in whenever we could.

Overall, is there anything you would have done differently during this process?

After buying our place I really didn't want my savings account to get lower than $40,000 because I like having a personal safety net in case of emergencies. I didn't really account for all the new furniture we'd need to buy (we were going from a a 2-bedroom/1-bathroom to a 2-bedroom/2-bathroom + studio in the back) and other random life things that always happen at the worst times (needing to buy a new car, sigh), so it didn't take long for that number to drop. Also, we were so excited to be in our new house that we did a few cosmetic changes (like hired painters to paint the walls white), which we probably could have waited to do. So, I guess I wish I would have budgeted better for those things so my personal savings would be closer to what I originally wanted it to be.

But now life is just more expensive. Having our own home is really amazing, but it's a lot of responsibility, maintenance, and money. Our bills are higher (we didn't know how much water/garbage was since this was usually covered by our apartments) and we have to pay property taxes, so it is harder for me to save now than before home ownership. Whenever I get down about it, I try and remind myself that one of the main reasons I saved was to purchase a place, and I've already done that, so I shouldn't be so hard on myself.

The much anticipated release of Ghost Face has finally arrived in the latest game update for Dead By Daylight. Along with a new killer, Behaviour Interactive introduces a number of changes in Dead By Daylight update 1.63 (3.0.0 on PC) which include bug fixes and gameplay improvements.

The patch is currently available on all available platforms and weights a little over 2GB on the PlayStation 4. Additionally, a new video highlighting Ghost face abilities has also been released, which you can watch before reading up on the patch notes.

FEATURES & CONTENT

  • Feature – Added the ability to rotate characters in the lobby.
  • Feature – Added new menu and lobby music.
  • Content – Added a new Killer (The Ghost Face).

BALANCE

Gameplay:

  • All Killer swing animations have been modified to match the distance at which they can hit a survivor. This was done to help mitigate situations where a Killer would hit a survivor but their weapon/ hand would not look like it was reaching the Survivor.
  • In addition to Killer swing animations matchin
  • g their hit distance we have also added swing VFX to mitigate when hits looked like they should have missed targets when in fact they found a target and hit. (There will be more work done to make hits look better when they connect)
  • Added stun VFX for Killers when hit by pallets.
  • Survivors will now turn their heads where their camera is looking. This happens when a Survivor interacts with an object in the environment and when they are not downed or incapacitated.
  • Adjusted fast vault conditions: Players can no longer trigger fast vaults when beside windows or in contact with the wall.

Art adjustments:

  • Adjusted certain darker cosmetics that gave players an advantage to be lighter.
  • Re-worked some characters hair.
  • Adjusted Killer Instinct VFX to remove red fill effect, increase frequency of pulse, add an offset to where symbol is displayed, modified the scaling of the symbol to stay more consistent. These changes also affect the Killer power, Feral Frenzy, of The Legion.

Audio adjustments:

  • Adjusted the chase volume for Survivors.

Map changes:

  • Removed the RNG factor from the window setups in the rooms of Lery's Memorial Institute; each small room now spawns with the same window configuration.
  • Edge Object repopulation pass in The MacMillan Estate maps, there are more obstacles in between the map tiles now.
  • Introduced new maze tiles for the Yamaoka Estate theme.

Survivor Emblem changes:

Added events for Lightbringer emblem scoring:

  • 20 points for cleansing a dull totem.
  • 5 points if a dull totem is cleansed while you are in a chase.
  • 10 points if a Hex totem is cleansed while you are in a chase.
  • 1/3 point for each 1% of a generator repaired while you are in a chase (Capped to a maximum of 33.3 scored for each generator).

Added event for Benevolent emblem scoring:

  • 10 points for sabotaging a hook within 10 meters of a Killer carrying a Survivor, if the carried Survivor then wiggles free.

Added event for Evader emblem scoring:

  • 50 points for stunning the Killer with a pallet.

Survivor perk changes: 

  • Streetwise: Increased efficiency values to 15%/20%/25% up from 10%/12%/15%.
  • Windows of Opportunity: Reduced cooldown values to 30/25/20 seconds down from 60/50/40.
  • Mettle of Man: We have changed the condition for getting tokens. It is no longer for being hit by a Killer's basic attack. Instead earn tokens by taking "Protection Hits". It still requires 3 tokens to activate. Survivors will still need to be injured in order to trigger the Endurance effect and avoid being put into the dying state. This means that Mettle of Man will require more work from the Survivor to trigger Mettle of Man's Endurance status effect.
  • Unbreakable: Increased recovery speed to 25%/30%/35% up from 15%/20%/25%.

Killer perk changes:

  • Pop Goes The Weasel: Changed Regression values from 15%/20%/25% to a flat 25% across all tiers. Changed window of activation from 30 seconds to 40/50/60 seconds.
  • Territorial Imperative: Reduced cooldown to 30/25/20 seconds down from 60/45/30.
  • Enduring: Updated Enduring to a flat reduction in pallet stun duration of 40/45/50% rather than an increase to stun recovery speed of 55/65/75%. Enduring will now only affect pallet stuns.

BUG FIXES

Killer related:

  • Fixed an issue that could cause Survivors to become stuck for the rest of the match when The Trapper placed a bear trap under them while they were already performing an interaction.
  • Fixed an issue that caused The Clown's Redhead's Pinky Finger add-on to apply the Exposed status effect on Survivors without a direct bottle hit.
  • Fixed an issue that could cause permanent Exhaustion when affected by The Clown's gas bottles with the Solvent Jug add-on equipped.
  • Fixed an issue that caused The Clown to clip through most vaulting windows.
  • Fixed an issue that caused The Shape's camera to become slanted and allowed him to walk on assets when cancelling his mori.
  • Fixed an issue that caused The Hag's Rusty Shackles add-on to play the terror radius when the trap was triggered.
  • Fixed an issue that caused The Wraith's "The Serpent" – Soot add-on not to fully uncloak him immediately after breaking a pallet or damaging a generator.
  • Fixed an issue that caused The Nurse to be missing her hand and weapon when blink attacking a Survivor before getting fatigued.

  • Fixed an issue that caused grass to move when a player was above or below the area. This issue was most commonly seen around the basement when it was in the Shack.

  • Fixed an issue that made it impossible for Killers to interrupt a Survivor repairing a generator from a specific side in the Wretched Shop map.
  • Fixed an issue that made it impossible to open the hatch with a key when it spawned facing a car pile in the Gas Heaven map.
  • Fixed an issue that made it possible to get stuck in the basement stair collision under certain conditions, when the basement spawned in the office building in the Azarov's Resting Place map.

  • Fixed an issue that could cause a desync between clients and host around the slaughterhouse in the Rancid Abattoir map.
  • Fixed an issue that caused some assets to have missing textures on the slaughterhouse building in the Rancid Abattoir map.
  • Fixed an issue that caused tree branches and leaves to clip through the walls on the top floor of certain houses in the Lampkin Lane map.

Japanese cosmetics store Shibuyala opens in East Village - amNewYork

Asian beauty store Shibuyala, where staff greet customers with a chipper "welcome" in Japanese, is in its first weeks on St. Marks Place.

The shop at 37 St. Marks Place, which had a soft opening on March 23, sells face masks, makeup, health and beauty gadgets, snacks and trinkets from Japan under the glow of bright white lights, colorfully painted walls and a cutesy, carnival-themed checkout kiosk. 

Its storefront is painted with a whimsical mural by Patrick Edell that features animals carrying makeup in Japan on one window and others lugging products toward its East Village shop, which you can see on its Facebook page.

The shop, which used to be a 7-Eleven, is filled with Asian beauty products, from Shiseido to Kose, priced from mid- to high-end. 

While much of the  merchandise is in Japanese, everything has an English label, so shoppers don't need a translator.

Shibuyala is planning to open 50 stores internationally by 2022 and has announced locations coming to Las Vegas and Katy, (Houston) Texas, and already has shops in California and Houston, according to its website
